IoT & Instrumentation - meters that explain the bill.
Sensors, meters, BMS points. Floor-level clarity.
Building owners and facility managers instrumenting energy and water without a full BMS replacement.
The challenge
Bills arrive. Answers do not.
You know cost is up. Which floor or chiller drove it is still a guess between BMS tags and utility PDFs.
- 01
Meters that do not explain the spike
Nobody can show which floors or plants drove last month's jump.
- 02
Waste shows up as a surprise invoice
Leaks and after-hours loads start at night - you hear about them when finance forwards the bill.
- 03
ESG packs built by hand
Every quarter someone stitches exports while the board waits for trends.
Sound familiar?
By the numbers
Energy you cannot see is energy you cannot cut.
Building programs still waste a large share of spend for lack of floor-level truth.
30%
energy savings potential often cited for commercial buildings with better ops & controls
*1
Bills ≠ floors
utility PDFs rarely show which systems drove last month's spike
*2
Night spikes
after-hours loads are common - and usually invisible until finance notices
*3
- *1 U.S. EPA ENERGY STAR / DOE commercial-building guidance - well-run buildings commonly target double-digit savings vs poorly controlled peers.
- *2 Typical facility ops gap addressed by IoT & Instrumentation (meters + BMS points → floor/system views).
- *3 Industry facility-management surveys consistently flag after-hours HVAC and plug loads as leakage.
How we solve it
See usage. Cut with confidence.
Meters and common BMS points in one view - with alarms and monthly reports built in.
- 1
Floor and system breakdowns
Know which zones and plants drive cost before you retrofit or renegotiate.
- 2
Alarms the night waste starts
Catch runaway loads and water events when they begin - not when the invoice lands.
- 3
Reports you can reuse
Monthly views facility and sustainability teams pull without a scramble.
This is the simpler path.
ROI conversation
Cut with confidence - then prove it.
Numbers finance and ESG can reuse every month.
10–30%
savings programs often chase
Once floors and plants are visible, retrofit and schedule changes have a baseline.
Faster
leak / spike response
Alarms beat invoice surprises - water and energy alike.
Hours saved
on monthly ESG packs
Report templates replace screenshot archaeology.
Savings ranges reflect published building-efficiency guidance and scoped metering programs; site audits set the real ceiling.
How it works
From meters to decisions
- 01
Inventory points
Meters, BMS tags and priority buildings - what must be visible first.
- 02
Connect & map
Sentrinel UIIM dashboards with floor and system structure your team recognises.
- 03
Alarm what matters
Leak, after-hours and threshold rules tuned with facilities.
- 04
Report on a rhythm
Monthly packs without a spreadsheet scramble.

What's in the package
Energy visibility with a finish line.
A scoped UIIM package - not an open-ended BMS rewrite.
- Meter and sensor collector templates
- BACnet / Modbus / MQTT point mapping
- Floor and plant breakdown views
- Leak and after-hours alarms
- Commissioning with your BMS vendor list
After go-live

FAQ
Energy & water visibility - common questions.
What facility and sustainability teams ask before a meter programme.
Can we keep existing meters?
Yes when they speak industrial protocols we already support. The package adds collection, dashboards and alerts - not a forced meter swap.
How is this different from a BMS energy module?
BMS often stops at HVAC setpoints. We focus on submeter truth, tenant or cost-centre views, and exportable trails for ESG and ops - including sites the BMS never covered.
Do you do bill-grade settlement?
We deliver operational visibility and reporting. Settlement / tariff rules stay with your utility or finance process unless scoped separately.
Single building or multi-site?
Both. Remote sites use the same edge pattern so HQ sees the same KPIs without VPN spaghetti for every plant.
What arrives in the first package?
Collector plan, dashboards for the agreed meters, alerting rules, and a short commissioning / handover so your team can operate day two.
